Gainey Ranch sales, as throughout the rest of Scottsdale, have been going strong this year. Let’s take a look at our Gainey Ranch market update for March 2021. As of March 23, 2021, there is just one active listing in all of Gainey Ranch! There are 13 pending sales and two “coming soon” listings–both in Sunset Cove.
Sunset Cove, like the rest of Gainey Ranch has seen a marked increase in property values.
Since February 1, 2021, there have been 17 sales ranging in price from $477,000 to $1,450,000. Here are some key stats for recently closed sales:
- Average sold price $812,471
- Average list to sale price ratio: .98--across Maricopa County, the average is 1.0 and in many cases greater than 1.0.
- Average dollar per square foot obtained at sale $377
- Average days on market 56 (see comparison to the rest of 85258 below)
Sales always drop off in the summer, but this year could be an exception due to very high demand and low inventory. We expect sales to stay strong through the end of May. The real question is whether we’ll see more inventory to meet the current demand in the coming months.
