Gainey Ranch, like the rest of Scottsdale and the Phoenix metro area is showing signs of cooling. Here is our Gainey Ranch real estate update for September 2021.
In our last report, we noted that there were 23 sales from July 1 to the end of August. There have been just three sales this month indicating that activity has significantly slowed. There are currently ten active listings ranging in price from $689,900 to $2,999,999. There are six pending sales and the average days on market for recently closed sales has jumped from 31 days last month to 40 days.

- .98 list to sale price ratio–this figure is down from .99 last month
- $478/SF obtained at sale–this number is also up, but there was one sale that closed for over $570/SF which skews the data a bit
- The average sale price over the past 30 days was $851,667
The sold to list price ratio in 85258 has rise over the past 30 days while it has fallen slightly in Gainey Ranch:
While sales are still strong in Scottsdale and elsewhere around the county, there are signs that the buying frenzy is over. We expect to see some more homes hit the market later this year.
