Housing inventory in Gainey Ranch is very low for this time of year. Let’s get into my Gainey Ranch market report for January 2022.
Like last month at this time, there are just four active listings spread across 18+ communities. There are nine pending sales and since January 1, 2022, there have been eight sales. Average list prices for the active listings range from $929,900 to $4,900,900. The pending sales have been on market an average of less than 30 days.
The nine closed sales month-to-date range in price from $649,900 to $1,950,000. Here are some other stats for recently closed sales:
- Average days on market: 29
- Average price per square foot: $483
- Average list to sale price ratio: 0.98–given market conditions, this indicates that seller expectations have not necessarily matched what buyers are willing to pay.
The Scottsdale market remains red hot and while we had hoped to see more inventory hit the market, for now it appears that ever increasing demand will stress our housing inventory.
