In January, we reported that inventory was low–not just in Gainey, but in Scottsdale and across the Phoenix metro area. Let’s take a look at our Gainey Ranch market update for March 2022.
As of March 30, there are just three active listings ranging in price from $1.2M to $2,899,999. There are 10 pending sales and two “coming soon” properties. Since February 1, there have been 13 sales ranging in price from $455K to $1.95M.
The recently sold properties were on market an average of 33 days. Here are some other Gainey Ranch stats:
- Average sold price per square foot: $502
- Average list to sale price ratio: 1.01
- Average recent sale price: $931,538
This chart shows how the average sold price has changed across 85258–this trend is very similar to what we have seen in Gainey.
With the summer months approaching, it’s likely that inventory across the ranch will thin out even more. Based upon overall demand in Scottsdale, we expect inventory to remain low in Gainey Ranch and for properties to move quickly.
