Activity across the ranch is still brisk, but showing signs of slowing. Let’s review my Gainey Ranch real estate update for April 2022.
As of April 30, there are four active listings–10 listings under contract–5 “coming soon” properties and seven sold properties since April 1st. Values across the ranch are all over the board with the active listings ranging from $420/SF to over $700/SF. It’s hard to believe how high prices have gotten in Gainey Ranch and the rest of Scottsdale and the Phoenix metro area.
The “coming soon” properties range in price from $800K for 2/2 1600SF unit at the Oasis to $1.7M for a 2/2 2200SF home in the Golf Villas. Here are some recent sold stats:
- Average days on market: 45
- Average dollars per square foot for sold properties: $618
- Average list to sale price ratio: 1.07
- Average sale price: $1,415,000
With the summer months approaching, we expect sales activity to slow a bit but prices will likely remain elevated. Interest rates have risen, but as many deals in Gainey are paid in cash, the increase has not hurt sales. Thank you for reading my Gainey Ranch real estate update for April 2022.
