Inventory has increased around the county and in Scottsdale, but active inventory in Gainey has dropped a little bit. Let’s jump into my Gainey Ranch market report for August 2022. As of August 30, there are 13 active listings ranging in price from $500K to $2,496,000. There are four pending listings and four properties “coming soon” to market. The active listings have been on market an average of 61 days.
Since August 1 there have been three closed sales that were on the market for an average of 63 days. Here are a few other MLS stats for closed sales:
- Average price per square foot: $517
- Average list to sale price ratio: .94–sellers have negotiated a great deal more off the asking price than in previous months
- Average sale price: $1,251,667
