Last month we reported that sales in Gainey Ranch were slowing. It’s time to jump into our Gainey Ranch real estate report for January 2023. As of January 31, there are 13 active listings which have been on market an average of 71 days. The active list price per square foot is currently $568–this is quite a bit higher than the average for the 85258 zip code:
There are five pending sales that have been on market an average of 52 days. The pending sales range in price from $1,225,000 to $3,395,000. Since January 1, 2023, there have been no closed sales, but at least one of the pending sales will likely close by the end of the month. Inventory around Scottsdale and the Phoenix metro area has remained fairly stable the past month. We don’t expect major fluctuations in available inventory over the next month or so.
