Gainey Ranch housing inventory has increased since last month. As of February 27, there are 17 active listings which have been on market an average of 62 days–the average asking price per square foot is $597. The average list price currently is $1,846,471.

There are eight pending sales which is quite encouraging and there are three “coming soon” listings. Since February 1, 2023, there have been two sales. Here are some MLS stats for the recent sales:
- Average days on market: 96
- Average sold price per square foot: $586
- Average list to sale price ratio: .94
Although many Gainey Ranch properties are sold with no financing, higher than normal interest rates are putting a damper on the market. Inventory will likely remain a bit elevated for the next few months and sales should continue at a decent clip in the near term.
