Available housing inventory in Gainey has jumped significantly in the past 30 days. As of Sept 30, 2024, there are 24 active listings–compare this to 15 the same time last month. The active listings have been on the market an average of 49 days and range in price from $449,500 to $3.5M. There are nine listings under contract and there are no less than six “coming soon” listings. The peak selling season across the county is January to the end of April, but due to the large number of second home owners in Gainey Ranch, the selling season begins around October/November; so, it’s not surprising that we are seeing an increase in inventory. As a side note, housing inventory has increased in Scottsdale and across the Phoenix metro area.
Since Sept 1, 2024, there have been two closed sales. The closed sales were on the market for an average of 52 days and the average sold price per square foot was $540. With winter visitors starting to trickle in, sales activity should increase over the next 45-60 days. Thanks for reviewing our Gainey Ranch market update for 2024.
