In March, we reported that Gainey inventory, along with the rest of Scottsdale and the Phoenix metro area was on the rise. As of June 2, 2025, there are currently 24 active listings (down from March) and nine pending sales. Let’s dig into our Gainey Ranch market update for May 2025. The Gainey Ranch properties for sale have been on the market for an average of 108 days. Pending sales have been on the market an average of 49 days.
Since March 1, 2025, there have been 33 sales ranging in price from $445,000 to $4.3M. Here are some MLS statistics for recent Gainey Ranch sales:
- Average days on market: 73 (down from 115 in March)
- Average sold price per square foot: $612 (up from $581 in March)
- Average list to sale price ratio: .95 (unchanged)

Inventory in Scottsdale and around the county is holding fairly steady. Winter visitors have packed up and left Gainey and with temps starting to climb, there will likely be a cooling off of sales–especially as mortgage rates are holding slightly above 7%.
