Like the rest of the valley, Gainey Ranch has suffered from low inventory. As of July 29, 2019, there are approximately 21 properties for sale ranging in price from $287,900 to $2,590,000. The average days on market for the active listings is 118–slightly higher than the rest of the 85258 zip code. The average list price is $737,000 and the average asking price per square foot is $326.
There are nine pending sales and since January 1, 2019, there were 37 closed sales. Of the closed sales since January, the average sold to list price ratio in Gainey Ranch was .97–see how this compares to the rest of the Phoenix metro area:
The average sold price was $633,000 and the average dollars per square foot for sold properties was $314. What all sellers want to know is how long will it take to sell–in the Phoenix metro area, the average days on market has hovered around 60-70 since January 1; however, in Gainey Ranch this figure is 100 days. The lowest sale was $233,000 and the highest since January was $1,225,000.
With total active inventory in Maricopa County at just 14,000 units, we expect a shortage of inventory in Gainey Ranch to continue for at least the next few months.
