January was a slow month for sales in Gainey Ranch, but activity has picked up significantly. As of this first week in February, there are 18 active listings which have been on the market for an average of 74 days. The number of active listings has increased by 23% since November of 2025. The average list price per square foot for active listings is $644. There are currently nine properties under contract.
From January 1 to January 31, 2026, there have been two sales with a sales price per square foot ranging from $709 to $854. The recently sold properties were on the market for an average of 52 days. To recap 2025 home sales in Gainey Ranch, there were a total of 89 closed sales. Here are some stats for 2025 sales:

- Average list to sale price ratio: .96
- Average sale price: $1,450,543
We are in the peak selling season for Scottsdale and generally speaking, Scottsdale remains in a weak seller’s market.
