As expected, sales activity has fallen off a little since last month. Let’s get into our Gainey Ranch market report for activity ending June 30, 2023. There are nine active listings ranging in price from $875K to $5.25M–the active listings have been on the market for an average of 106 days. There are three pending sales that have been on the market for an average of 142 days and there are no “coming soon” listings at this time.

In the 85258 zip code, there is a 1.43 months supply of homes. Based upon recent sales, there is about the same amount of supply in Gainey Ranch. Since June 1, 2023, there have been seven closed sales ranging in price from $600K to $1.85M. Here are some MLS stats for recently closed sales:

- Average sold price per square foot: $509
- Average list to sale price ratio: .97 (up from .94 last month)
