The Gainey Ranch market is still very active–take a dive into our Gainey Ranch Market Update for April 2021.
As of April 30, there are three active listings and another eight that are under contract. The active listings have been on market an average of 30 days while the pending sales have been on market an average of 49 days. Since our last report, there have been eight sales ranging in price from $440,000 to $1,200,000.
Total inventory across Maricopa County is still incredibly low and Scottsdale is no exception. This chart shows the total months’ supply at various price points.
At most price points, there is less than a month supply of homes. Here are some key Gainey Ranch stats for April:
- Average days on market for recently closed sales: 17–this is the lowest we’ve seen in more than a decade
- Average dollars per square foot obtained at sale: $382
- Average list to sold price ratio: 1.0
- Average sold price over the past month: $750,182
With the summer months approaching, listings may stay on market a bit longer. There is still an inventory shortage and demand, though it may wane a bit as the temperatures rise, should remain fairly strong in the short term. Thanks for checking out our Gainey Ranch market update.
