With 2020 well under way, it’s time for our Gainey Ranch market update for January 2020.
Let’s get to it.
There are currently 19 active listings in Gainey Ranch–we expected to see a spike in listing as this is the “hot season” for selling. There are eight pending sales and since December 1, 2019, there have been ten sales.
Now let’s look more closely at the numbers.
The active listings have been on market 96 days while the pending sales have been on market about 113. For closed sales, the average days on market was 110. For a month-to-month comparison, you can view our December report here.

The average dollars per square foot obtained at sale since 12/1/2019 was $292 and the sale to list price ratio was .98. Overall, we are seeing a continued drop in inventory across the county. There seems to be ample inventory in Gainey Ranch, but if sales pick up, that could change.
