We missed last month so let’s jump right in to our Gainey Ranch market update for September 2020.
Activity in the ranch has been on fire in the past six weeks.
Currently there are 21 active listings, seven homes under contract and two “coming soon” properties.
Since August 1, there have been 18 sales ranging in price from $295,000 to $2.7M for a home in Vaquero Drive. Check out our last update to see how things have changed.
The graph below shows supply v demand in the 85258 zip code through the end of August 2020.
At the end of August, there was a 1.09 months’ supply of properties for sale in the 85258 zip code.
The active listings have been on market for an average of 73 days and the closed sales in Gainey Ranch were on market an average of 85 days. The list-to-sale price ratio was .97 for recently closed sales and the average dollars per square foot obtained at sale is hovering around $328.
With the election fast-approaching, it’s anyone’s guess as to how our market will react, but in the short term, we expect sales to stay strong into November.
