As expected, sales activity in the ranch has been slow the past three months. Here is our Gainey Ranch real estate market report for September 2018. Over the past three months there have been just nine sales. Currently, there are 24 active listings ranging in price from $265,000 to $1,825,000.
The average days on market for the active listings is 148 and the average for the closed sales is 120. The average sold price over the past three months was $604,444–while the average list to sale price ratio was .96–on average, sellers negotiated 4% off the price of their home. The average dollars per square foot obtained at sale since June 1, 2018 has been $302–this is well above the average for the 85258 zip code.
