Here’s our Gainey Ranch real estate update for January 2017. There were nine sales in various Gainey Ranch communities from January 1 to January 31, 2017. The lowest sale was a 1544SF town home in the Pavilions and the highest price sale was a 4916SF single family home in the Legend that has a golf course view. The average days on market for the sold listings during this time period was 159 and the average dollars per square foot was $273.67.

The average sold price for the nine sales was $665,556–the average square footage was 2480 and the average list to sale price ratio was just .94%–this is much lower than the average for Maricopa County and is indicative of the slower-than-normal market for higher priced homes. As a comparison to homes in the 85258 area versus all of Maricopa County, see the graph below–the county average is running closer to .96% of the list price–keep in mind that the average sale price around the county is around $300K lower than in Gainey Ranch.
