Gainey Ranch, like the rest of Scottsdale and the Phoenix metro area, is suffering from low inventory levels. Let’s jump into our Gainey Ranch real estate update for December 2021.
Currently, there are four active listings and seven properties that are under contract. The active listings have been on market an average of 88 days and there is one “coming soon” property. The average list price per square foot for pending sales is $464.
Since our last report, there have been 12 sales ranging in price from $460,000 to $2,050,000. The average days on market for recently sold properties was 57 and the average list to sale price ratio was .97. The average sold price over the past 60 days is an astonishing $1,136,667!
