As predicted, August sales ramped up a bit from last month. Let’s dive into our Gainey Ranch market update for sales activity through 8/31/2023. There are currently 11 active listings ranging in price from $619K to $4.145M–the active listings have been on the market for an average of 75 days.

There are two pending sales and no “coming soon” listings at this time. Since August 1, 2023 there have been five sales. Here are some key MLS stats for the recent sales:
- Average days on market: 110 (the average DOM last month for two sales was 24)
- Average sold price per square foot: $489
- Average list to sale price ratio: .96–down from .98 last month
Unless some quick cash sales close, it looks like September will be a slow month. Interest rates remain high and across the county, the average days on market has risen.
