It’s time to check in on Gainey Ranch real estate sales–here’s our Gainey Ranch 3rd quarter market update for 2017. As of 10/31/2017, there are 29 actively listed properties that have been on market an average of 160 days. There are nine pending sales and over the course of the past three months, there have been 23 sales–those sold properties were on market an average of 152 days.

Of the recently sold homes, sellers were able to obtain $272/SF on average–the average sales price has hovered around $599,870. The least expensive property to have sold in the past three months was unit #223 at the Courts and it sold for $238,000–the most expensive sale in the past three months was 7323 E. Gainey Ranch RD #6 and it sold for $1,340,000.

In Gainey Ranch and indeed the 85258 zip code, the average sold to list price ratio is a bit lower than the county average. This graph shows how the 85258 zip code stacks up against the rest of Maricopa County:
The Gainey Ranch season is upon us and we expect sales to pick up some beginning in November, but sales will likely not be as strong as last year. The economy has stalled and there is talk of rising interest rates–this coupled with lower than normal demand for homes price above $500K, means fewer sales across the board.
