Active listings in Gainey have dropped slightly from 19 last month to 17 today. Here is our Gainey Ranch market report for April 2023. The active listings have been on market an average of 71 days (same as last month) and the average asking price per square foot is slightly higher at $567. There are two “coming soon” listings and there are 10 pending sales–showing strong sales activity.
Since April 1, 2023 there have been seven closed transactions. The average days on market for closed sales was 55–down from 60 the month before. Here are some other MLS stats for recently closed sales:

- Average list to sale price ratio: .94–recent sales have been negotiated an average of six percent off the asking price
Sales activity typically slows down in the summer months, but we may see strong sales for another 30-45 days.
