Inventory in Scottsdale and around the county has risen, but over the last month active inventory has dropped a little in Gainey. Let’s take a peek at our Gainey Ranch market update for July 2022.
As of July 30, 2022, there are 15 active listings ranging in price from $499K to $2.496M and no “coming soon” listings. There are three pending sales versus seven last month and since July 1, there have been six closed sales. Interestingly, the average days on market for recently sold properties dropped to 38, while the list to sale price ratio has remained steady at .98. The average price per square foot for sold properties dropped to $578.
With inventory approaching 18,000 units across Maricopa County, we expect that the active listing inventory will remain high in Gainey for at least a few months. Sales activity will likely continue to slow as we head into a recession.
